Home Seller FAQ

Selling Your North Dallas Home:
Your Questions, Answered.

These are the questions North Dallas homeowners search most before they sell. I'm Neda, a Frisco resident of 13+ years with an accounting background, so you'll get the full picture here, not just the pretty one.

Is 2026 a good time to sell my house in North Dallas?

Yes, if you price and prepare strategically. The market has shifted from the frenzy of a few years ago to something closer to balanced, but demand in Frisco, Prosper, Celina, McKinney, Plano, and Allen is still real, driven by steady job growth and corporate relocations.

What's changed is that buyers now have more choices, so the seller who prepares wins. In today's market, three things decide whether your home sells well:

  • Pricing it right on day one. Your first two weeks draw the most attention. Overprice, and you chase the market down and net less.
  • Presentation. Buyers shop online first, so professional photos, decluttering, and small repairs pay for themselves.
  • Marketing that reaches relocation buyers. A large share of local demand comes from out-of-state families, and your listing has to find them.

The right time to sell also depends on your own numbers and your next move. I'll map both out with you before you decide.

How much is my home worth in today's market?

Your home's value depends on far more than a citywide average. As a reference point, the Frisco median sale price for January through August 2026 was about $650,000, with homes selling in a median of roughly 33 days. But two homes on the same street can be worth very different amounts.

What actually moves your number:

  • Neighborhood and school zone, which can swing value significantly within the same city.
  • Condition and updates, especially kitchens, flooring, and roof age.
  • Lot position, such as a greenbelt backing or a corner lot.
  • MUD or PID taxes, which affect what a buyer can afford and therefore your pricing.

An online estimate can't see any of that. I'll give you a true, line-by-line valuation based on comparable sales in your exact neighborhood, plus what you'd actually net after costs.

Market figures as of October 2026, from NTREIS-based reports. Ask me for a current neighborhood-level update.

What does it actually cost to sell a house?

Your sale price is not your take-home. Two homes can sell for the exact same number and the sellers walk away with very different checks, depending on how the costs were managed. The main costs to plan for:

  • Real estate commissions, which in Texas are negotiable and not set by law.
  • Closing costs, including title, escrow, and any seller-paid fees.
  • Prep and repairs to get the home market-ready.
  • Buyer concessions, which have become more common as the market has balanced.
  • Prorated property taxes and any HOA, MUD, or PID items at closing.

Because I came to real estate from an accounting background, I don't hand sellers a guess. You get a full net proceeds sheet before you list, so you know exactly what you'll keep with no surprises at the closing table.

Should I sell my home before I buy the next one?

In a more balanced market, sequencing matters more than it used to. When homes sell in days, buying first feels safe. When they take a month or more, carrying two mortgages or two sets of taxes gets expensive fast. There's no one-size answer, but here's the trade-off:

  • Sell first: you know your exact budget and net proceeds, and you're a stronger, non-contingent buyer. The risk is needing a short-term rental or a leaseback.
  • Buy first: you avoid moving twice, but you carry more risk and cost until your current home sells.

The right call depends on your equity, your financing, and your risk tolerance. I'll run the numbers both ways so you can choose with real figures instead of guesswork.

How long will it take to sell my home?

Plan for roughly a month or more on the market in current conditions, though correct pricing shortens that meaningfully. In Frisco, homes recently sold in a median of about 33 days, and the pace varies by price point and neighborhood.

What speeds up a sale:

  • Accurate pricing from the first day on the market
  • Strong online presentation and professional photography
  • Flexible, easy showing access
  • A home that's already prepped, so buyers see move-in condition

Higher price points and homes that need work generally take longer. I'll give you a realistic timeline for your specific home and neighborhood, not a one-size-fits-all promise.

What is the best month to sell a house in North Texas?

Spring is typically the strongest selling season, and in the Dallas area May is often the best single month. Nationally, January is the slowest month, with the lowest buyer activity and the longest time on market. Here's how the year tends to break down in North Texas:

  • Strongest: spring, roughly March through June, when families want to move before the next school year.
  • Steady: late summer and early fall, which stays more active here than in colder markets.
  • Slowest: the holidays through January, when fewer buyers are shopping.

That said, a slower month isn't automatically a bad time to list. Less competition can make a well-priced, well-presented home stand out, and off-season buyers are usually serious. The best timing for you depends on your neighborhood, your next move, and your numbers.
